These Terms govern the relationship between the guest and the property for bookings made through this website. By making a booking, the guest declares that they have read and accepted them.
1. The property
The property is managed by Federica e Marco Bellini — Az. Agricola Il Vigneto s.s., with registered office at Via dei Cipressi 14 · 53011 Castellina in Chianti (SI), national identification code CIN IT052012B9F4D2K7P, displayed as required by applicable law.

2. Booking and confirmation
A request submitted through the website constitutes a booking proposal. The booking is considered confirmed only after our explicit acceptance (by email) and, where applicable, payment of the deposit. Until then, availability is not guaranteed.
The personal details of all guests are required at check-in to fulfil reporting obligations to the public security authorities (see §8).
3. Prices and tourist tax
Prices shown are per room/night and include the services described on the property's page. Any extra services are listed separately.
Any tourist tax due to the Municipality is not included in the price and is paid at the property, according to the rates and exemptions set by the municipal regulation.
4. Deposit and payment
Upon confirmation, a deposit of 30% of the total may be requested; the balance is due at check-in unless otherwise agreed. Accepted payment methods are indicated at the time of confirmation.
5. Cancellation policy
- Free cancellation up to 7 days before arrival: full refund of the deposit.
- Cancellation between 7 and 2 days before arrival: 50% of the deposit retained.
- Cancellation within 48 hours of arrival or no-show: the entire deposit retained.
Date changes are subject to availability and must be requested in writing.
6. Check-in and check-out
Check-in from 3:00 pm to 8:00 pm; check-out by 10:30 am. Different times can be arranged in advance. At check-in, a valid identity document is required for each guest.
7. House rules
- Respectful behaviour towards quiet hours and common areas is required.
- Smoking is not permitted indoors.
- The presence of pets must be arranged in advance.
- The guest is liable for any damage caused to furnishings and the property.
8. Legal obligations and guest data
By law, we are required to report guest data to the Police via the Alloggiati Web portal within 24 hours of arrival, and to record tourist flows for statistical purposes (ISTAT). The processing of such data is described in the Privacy Policy.
9. Liability
The property is not liable for force majeure events that prevent the enjoyment of the stay, nor for valuables not entrusted for safekeeping. Any complaints should be communicated promptly so that we can remedy them.
10. Governing law and jurisdiction
These Terms are governed by Italian law. For disputes with consumers, the court of the consumer's place of residence or domicile has jurisdiction; the European Online Dispute Resolution (ODR) platform is also available.
